How would you improve your community?

I try my best to oversee all the children in the neighborhood, mostly from being handy and fixing any of their bikes, or letting them run wild in my yard (all over my grass). This gives me a chance to teach my favorite moral values. No LYING, STEALING, or CHEATING. They say it takes a village.

Ways to improve the Value of your Home

Besides location and current square foot, there are 5 ways to improve the value of your home.

Attractiveness, Low-maintenance, Efficiency, Square Foot, and Smart Home Technology. Other things may add appeal to buyers but these will actually give you a return on investment.

Attractive

Starting with an attractive exterior is the first step in increasing value. Curb appeal is not only wanted but needed. Your lawn and the scenery around your home needs to be low-maintenance and kept trimmed for potential buyers down the road. Also changing wood siding to a lower maintenance Vinyl Siding is a nice update to the exterior. Sometimes you may not want to but updating your roof is a major sell point, and one of the most expensive projects on a home.

Low maintenance

Low maintenance is a key aspect when replacing or repairing any part of your home. The lower the maintenance the more attractive it is to buyers and renters. Changing from easily stainable carpets to wood flooring. And changing wood siding to vinyl is a good low maintenance choice. You may even need to replace windows with double pane windows.

Efficiency

Efficiency goes a long way on your monthly budget, especially when you think in terms of energy. You could save as much as $500+ a year in energy bills alone. Adding insulation to your attic and insulating your walls are great places to start. Along with caulking and sealing up everything with the proper product, you not only save money you also increase home value.

Square Foot

Using the footage you already have is great, but adding additional rooms or floors will increase home value, just make sure to use licensed contractors to avoid any major issues with structural framing and remodeling. Some homeowners go as far as adding a shed in the backyard, I mean who doesn’t want a shed right?

Smart house Technology

The wave of the future is in the tech. By upgrading to automated thermostats you could not only make your home more efficient but you can track what’s going on while your on vacation. Upgrading to a video doorbell is another piece of tech that entertains and keeps you aware of who exactly is at the front door. If you don’t have a security system now is a great time to think about installing one. People love to feel comfortable knowing there home is protected while they’re away.
